It sounds like you have your criteria outlined and your goals are realistic. I'm sure you will do well if you stick to your plan. My advice would be to make sure you find a good property manager that you trust.

Use the BP calculators to practice running the numbers. After a while you'll be able to recognize a good deal. 

Don't be afraid to ask questions. For the most part, people want to help other people.

BP is a great place for networking. Take advantage of it. Good luck!

All of those options sound good. I would go with the BRRRR method if you can find a good deal. Maybe try to BRRRR a multifamily that will give you high cash flow in the end.

You should consider buying a multi family and living in one unit. You can get a low down payment FHA loan, live for free and know that if you had to move, you could rent it out and make money.

And get rid of that $700/month car payment! That's just crazy!

I'm not sure I agree with investors being "more responsible" than subprime borrowers, but it is a thought provoking article.

There are many cities in the South and Midwest that would meet your criteria. Just do your research and look for cities with population growth and job growth. You'll find tons of info on BP as well. Good luck!
