Grant, any way you can get refinancing costs down? Could it be a combination of the two? You'd hate to increase your interest rate on your current ones.

@Valentine Antony call other property managers in the area and see if their fees are comparable. The management company I work for has an application fee, a lease up fee (which is what the half of first months rent is), and our regular monthly percentage. All of these fees plus some others are normal in our market, so we charge them. Any time we enter a new market, we evaluate market to see what is being charged, and align ourselves competitively. Call other management companies to verify.

Jeff, I have heard of plenty of people saying they are the property manager or contractor and not the owner. However, I have never heard of anyone giving a fake name. I personally just say I am the owner on my SFH units and treat it as such. I've never had any issues. Own in LLC, SDIRA, and my personal name.

@Madhavan Thiyagarajan definitely go Trane or Goodman. Each are going to have their own problems. I do know that in Georgia it is more expensive to REPAIR a Trane unit when things start to breakdown.

Would recommend Goodman more than likely but Trane would be just fine as well.

@Cameron McNulty demand. Low demand to live in Arkansas (for whatever the reason, low job growth, now a desirable place to live, etc) causes low movement of inventory, which would cause low pricing (in order to move inventory quicker.

There are other markets in Southeast where you still have low entry point and higher job growth and more desirability.

@Nat Chan why not just hire better, more highly qualified workers? Find someone who takes pride in their work and productivity. It won’t be easy, I know, but it sounds like it would be worth it.
