@Zynita Blackburn hey Zuniga, if I could do it over again I probably wouldn’t have mine. Just too many things I personally don’t feel comfortable doing with a license. You’ve got to disclose to all potential buyers, etc.

@Amanda Magwood great question. Probably that the investment real estate business is a lot simpler than people make it out to be. If you work hard and are consistent you’ll be just fine.

@Darius Pasilaban of course. I’d let them know all three are from you obviously. Multiple offers is a common strategy with wholesalers and investors buying off market.

Hunter, (1) No. You are correct. There are many people who put their first one in their name. (2) Not more to the 1% rule that is the monthly rent at least 1% of the sales price. Not sure what more you would want to know though. (3) Start calling people and asking questions. (4) What is your background with accounting?

@Charles Ngansop give them ONE chance to get caught up.

There are plenty of people who will take care of your property AND pay rent on time. The question is how much do you trust yourself or your management company to find those people?

@Jeremy Goldizen great question. I stopped calling myself a newbie when I began to have the confidence that I knew what the heck I was talking about!
