@Tyler Rowland as to the why do people feel that way and how many of them out there are there I’d prescribe to Jim Rohn’s philosophy of “I wouldn’t sign up for that class”. Meaning people are the way people are and there are some things you’ll just never understand. You’re often better off not even trying to figure certain things out because the energy it takes is just so exhausting.

As for should you feel guilty? Heck no, it’s an investment and the ultimate goal is to make money. As long as you’re doing the right thing, bring it to where you feel is best for you from an investment perspective.

@Mike Eichler agree with Jim here but if you are most comfortable with IRA and ETF I'd recommend going both routes. $100k is more than enough to purchase 1-2 rentals in multiple markets and their are many ETF's that you could buy as well that I'm sure you would feel comfortable with. Why not go 50/50?

@Matt Dacey your thought process is correct.  I would highly recommend to not purchase in New York. I'd look in other markets across the US that do not have the entry level that NY does. I'd go to somewhere with an entry level of $50,000 - $100,000.

@Ashley Johnson I'm not from Athens but Dawgs. I think student housing could make a ton of sense. I personally do not do it but know that there are some obvious risks. Would be interested to see what you have learned regarding security deposits and what average turns look like in the area. Would love to buy a short term rental in Athens one day! Let me know if I can help in any way.
