@Melissa Bovee Did you buy as an investment or as a vacation spot? I'm assuming primary income is from short term rental if you purchased as an investment.

@Jonathan Plant I love that style duplex. I am from the south and have never seen it. Garage's are attached and keep the actual living quarters detached. Great idea, not sure why we do not do that down here.

@Zoltan Kalu I do. It’s a great market. It’s seeing a lot of the overflow in job growth from Fort Gordon and Augusta University.

@Noah P Bonds it’s definitely not that in my market. Not sure what it is exactly though.ours is much lower I believe.

I agree with @Evan Polaski above. Only thing I would say to check on is that their are cities across the nation that are actually depreciating in value due to job loss/shrinkage in said city. Just be careful that you do not invest into a city like that. They can be tempting due to phenomenal cash flow. 

I think ideally you invest in a place where their is solid job growth and also low entry points/good cash flow.

@Adam Knickelbein yeah, thats how it is sometimes. There are not many 2-4 unit deals in my city either. We are large, large majority SFH.
