Thanks. I haven't spoken with a lender on BP yet. I spoke with a lender today and he advised me to call my bank to see if they could help. I will check with my credit unions too. I didn't think of them. 

I received an email today from a company called Go Fast and Easy. I had never heard of them before and didn't want to run a chance of getting spam.

Good Afternoon,

My partner and I purchased a SF home to fix and flip. The house was under contract a couple of times but never made it to closing. We closed a year ago and out interest only loan will mature on Sept. 1st. 

We've decided that we would like to do a cash out refi and keep the property as a rental. The issue is we have not filed any tax returns. However, we do have a W2, bank statements and 700+ credit scores. 

Is it possible to get a 30 year fixed loan with no docs? Has anyone else been in this situation? If so, which company allowed you to do a no doc cash out refi at a 6% or lower interest rate? IF this does not exists, what are my options? Please HELP :-)

I am noticing that renovated properties are selling for nice profits in my neighborhood. Per my subject, I'm strongly considering to renovate and sell my primary residence. I would like to get started on the renovations in January 2017 and have on market by March 2017. This will be my first renovation project. It is kind of scary for me considering it is my primary residence. I am a licensed real estate agent and am aware of the comps in my area.

I am hoping that someone will be able to give me some valuable insight on how to renovate, where to find financing and do this effectively and efficiently.

What type of financing are available to do home renovations?

What are the questions should I ask lenders?

Please explain the pros and cons of getting a Home Equity Line of Credit.

I hope your day is going well. I'm curious to know the order of sequence to do a full rehab on a property. I assume demo or clean out is the first order of sequence. Can anyone shed insight on the full sequence and the time it takes to complete each item?

Who is your favorite hard money lender/credit union in the Metro ATL area? Conversely, which hard money lenders have you had a difficult time working with?
