This is beautiful!  What strategy did you use to find your contractor? How did you finance it? Awesome work.

Cory, was it a personal LOC that the credit union gave you? If not, then what is the official name of it? I'm researching credit unions in my area now and looking for the right product to inquire about. Also, I read in different forums that LOC (specifically HELOC) will take a hit on the credit due to debt to credit ration. This will ultimately affect future buys or take longer for future purchases. Did you see an affect on your credit? Please let me know about your experience with your credit union as it related to the effect on your credit score. Thanks for your help.

Thanks for your reply, Cory! Actually, I thought of going to a credit union but had been hearing about only the traditional way of private money or hard money lending. I really like the idea of getting an insurance policy as well because I need some. I will definitely call around tomorrow to a few credit unions in GA to see what they have the ability or willing to loan for my initial investment. This may sound like a crazy question but what does LOC stand for?

Once I find a deal, I will take your advice to run it by those in the BP's forums and my local REIA group too. Thanks again for your feedback.

Wow Congratulations. Keep pressing forward. I'm ready to take the plunge as well but overcoming fear and information paralysis. I've learned that my next step is to locate a hard money lender ...just not sure what questions I should ask or what is considered a good and bad deal from a hard money lender.
