Interesting! $250 definitely seems a little high for looking over documents, but I suppose if that's the going rate for our area, then I can deal with it!

Hey everyone! I just contacted a Real Estate lawyer that was recommended to me, but her hourly rate was $250 (and no minimum). For now, I just need someone to look over our tenant documents and make sure they're all legal for Minnesota, but eventually I may need to call on them if I need to evict someone. $250 just seemed a little high for our requirements, so I was hoping to see what others are paying to see if that is the going rate or if I should be looking at other lawyers. I appreciate your responses!

Hey!

I just got my LLC confirmation back, and I am applying for a EIN. I have a business address through UPS, but it's something like 123 Main St. #495 city, state, zip...Where the # is the mailbox (but not a PO box).

The issue is, on the EIN form for the address, you can't use the #, but I'm unsure how to make sure it goes into the correct mailbox. I thought using something like 123 Main St. No 495, but that might confused for "North". It's not an apartment so that won't work, and it's not a suite....what have others put?

Edit: Could something like 123 Main St. PMB 495 work? I looked on my application and it says to include the # or PMB..

Hey everyone! I was super excited to see that tenantcloud allowed a nice and easy spot to collect rent and provide other services. Imagine my face when I saw that the "upgrade" you needed in order to use your own domain was $100/month! Does anyone have the ability for tenants to pay rent through their own website (where you actually OWN the entire domain, not a subdomain provided for free)? If so, what do you use?

@Donna Sommers Is there any talk about allowing custom domains at something that isn't the $100/month option? I was hoping the upgrade would be the $10/month option for it, but $100/month just to have my own domain is crazy expensive.

I didn't realize my post double posted! Oops. But, I've heard arguments in favor as a way to be honest with tenants in case they find out you're the owner another way. Folks also said that as long as you keep your boundaries and are firm on your policies, it shouldn't matter if your tenants know you're the owner or not.

I've been hearing about 50/50 on letting your tenants know you own the property versus saying you just manage it. Seems like it comes down to not wanting to be the "bad guy". What do you do, and why?
