Post: Property is both SFH & Industrial, how to run the numbers?

I have a property I'm looking at that has a SFH attached (but separate) to a warehouse. I haven't encountered something like this before, and since the property is sold as one, I don't know how to run the numbers. The property tax info also isn't loading, of course, for this property so I can only see the special assessments. Where do I start with something like this? Should I run the numbers on the house by trying to compare it to others, and then run the numbers on the warehouse...I actually don't really know how to find numbers on that. Any help or insight is appreciated.

Edit: Zoning is S-3 Heavy Industrial

@Steve Scheid Thanks for the link! We’re actually trying to find a good garage heater. Only trouble is that they look to mostly be 240v so we wouldn’t be able to do this right away since we’d need an electrician. Or, we could buy a bunch of heaters 😅

@Gary Siver it’s an option for sure. We’d rather not deal with that since it’s unpredictable and we’re hoping whatever we do can be replicated over and over on a moments notice. But, worse case this could definitely work. Thanks for the idea!

So this is likely just going to be relevant for Twin Cities, MN based contractors, but any ideas help. Husband has a customer who wants a very large order of trim to be painted and installed by him. The problem is that because it is such a large job, we don’t have the space in our home to paint and store it. Our garage also isn’t heated so it cannot be in there either.

My question is, where can I look to find a business that can receive material like that to be painted for commercial purposes? It doesn’t have to be delivered by that company, we just need help finding a place that has a large enough space and can paint the material only.

All ideas, search terms, and advice are greatly appreciated.

Hello! My husband is a contractor and he’s having some trouble finding primed MDF 3 part base for a job he’s doing. Does anyone in the twin cities in Minnesota have any recommendations on any lumber yards or anything similar that would carry something specialized like that? Two places he’s tried apparently aren’t open or don’t have voicemail setup to leave a message.

All ideas and input is greatly appreciated!

@Jason Galli I really like Tom Distad. He also owns rentals and so he knows what to look for in good rentals! He has done an amazing job with selling my rental as well. 25k over asking!
