Interesting, checked out Hangouts and it says it can allow calls on wifi/cellular. If someone calls that number, shouldn't it "ring"?

@Kiet N.,

So if I unlink my phone number from GV, all calls for the GV will just go to the GV voicemail automatically? I'm fine with my phone ringing for both, I just would like to separate the voicemail for my customers/friends/family and my tenants calling the GV number to get the GV voicemail.

I'm thinking GV just may not have the ability to do this, but I look forward to your response.

Hello!

I have a phone that is both my personal and work phone. I have set up Google Voice, however it sends everyone to the Google Voice voicemail. Ideally, I want anyone who calls MY number to go directly to my phone's voicemail, and anyone who calls the Google Voice number to go to that voicemail. I'm looking and that doesn't seem to be something it can do.

That being said, I am absolutely fine with setting up groups for my family and friends and known coworkers within Google Voice (hopefully I can import them from Contacts...gross). However, a customer at my day job shouldn't be getting the same voicemail as one of my tenants. 

My Googling isn't bringing me exactly what I'm looking for, I'm hoping others have already saw and conquered this :)

Hey everyone! 

I'm writing out my lease (yes, my lawyer will be looking it over before I make it official), but I have a question about the security deposit interest I'm seeing. I was looking on Minnesota's page about this, but I'm a little confused about this:


Subd. 2.Interest.

Any deposit of money shall not be considered received in a fiduciary capacity within the meaning of section 82.55, subdivision 26, but shall be held by the landlord for the tenant who is party to the agreement and shall bear simple noncompounded interest at the rate of three percent per annum until August 1, 2003, and one percent per annum thereafter, computed from the first day of the next month following the full payment of the deposit to the last day of the month in which the landlord, in good faith, complies with the requirements of subdivision 3 or to the date upon which judgment is entered in any civil action involving the landlord's liability for the deposit, whichever date is earlier. Any interest amount less than $1 shall be excluded from the provisions of this section.

So, does that mean that the tenant's security deposit will gain an interest of 1% over the time of their lease? I don't recall having interest on our security deposit when we rented a long time ago, so I wasn't sure if this was required for Minnesota or if the 1% is what it's always been. I thought their deposit was held in a trust account, so does that just gain 1% on its own then?

Again, my lawyer is reviewing everything, but I am hoping that by doing my homework that she won't be spending a ton of time going through and fixing mistakes of mine, and I am just wanting to be sure I understand this correctly.

So I was looking over the Files section of BP (wow, isn't that confusing and not user friendly!!!) and I figured I can't be the only one that this would benefit. What are the "must-have's" to have on file and potentially checked out by your own lawyer? Here are the ones that come to mind right away, but please post what else you'd want in your arsenal and maybe even include a link or PDF of what you use so others can build off what you've done!:

  • Tenant Lease Agreement
  • Pet Addendum (Optional)
  • Move-in Checklist
  • Eviction Notice
  • Move-out Checklist
  • Rental Application
  • Holding Fee Agreement (Deposit)
  • Key Receipt? ( I just saw this as an option on a post, but seems like it could be apart of the lease, maybe?)

Absolutely! Cheap isn't always the best route, it was more of a way to gauge on what is typical for this type of lawyer so I'm sure that while she was highly recommended, that I'm not getting taken to the cleaners. Thanks for posting!

@Michael Roth Thanks for the insight! This person has her own practice now so it's just her. Sounds like $250 is about what others are seeing as well.
