@Jesus Moreno Thanks for the reply. I do have one other realtor I have contacted who hasn't specifically done what I want to do herself, but she did mention that she has helped many investors do what I'm doing, and I have talked with her lender. she's more experienced than the gentleman I just met at this event, but new realtor guy also wants me to meet his mentor, a higher-level real estate agent in the office who is also experienced in different niches and strategies, so I'll have to get another feel for the two, and always keep my eyes and ears open for anyone else fitting my criteria. thanks for the replies, everyone. Very helpful!

Hey, all! So I went to a social/networking event for real estate recently. I'm very new to this, so I was there looking for information about starting, and to see who the players in the game were at my local level. Met a lot of people, had a good time. I met a young realtor there, with his wife. I was my girlfriend. We all four talked business, and hit it off on a personal note, too. This realtor is about my age, at 26, and is early in his real estate career as well. I'm looking for my first deal in the Sacramento area, and will be house hacking the property. So my question for you is; in your experience, how highly do you value a personal relationship with a realtor?

Hey, Gagandeep! Welcome to BP! I'm currently living in North Highlands, myself, which I believe is super close to Antelope. Welcome to BP! I currently rent, and dont have any real estate experience or training, but I have read a couple of books on it, and am a regular reader of the BP articles. I'm fairly new to the forums, but its great to meet someone from the same area. My goals in real estate are the same, to not have to work a typical job if I dont want to. I'm starting my journey later this year by planning on purchasing my first property as either a triplex or fourplex and "house hacking." Again, welcome, and I hope th4 Sacramento area treats you (and me) well.

@Keith Kaufman, welcome to BP! I'm also a new member, haven't gone pro yet, but you seem to know the California market well. I just moved to Sacramento, and am planning on investing here, if I can find sensible deals. I don't know the market well here, but it sounds like out-of-state might be the way to go. I would love to attempt Sacramento/Northern California, but home prices are high here, too. With out of state, do you use turnkey investing, or do you have another method? And again, welcome to the forums!

@Roman Cervantes Jr , welcome to BP! I'm currently living in Sacramento, CA, but I have been to Los Angeles before, and I grew up in Arizona. I personally do not like LA, but that's just me. as a real estate investing location, I would pass, because to me, it seems like there is more competition, and everything is so expensive. Arizona is a beautiful place, and once I've found my success in Sacramento, I'm planning on expanding back to my hometown out there. I'm not too familiar with the Northern California market yet, but I know AZ is ripe for the picking! Welcome, and good luck!

@Michael Herrera Honestly, I just started my education, and I haven't read anything besides the Book on Rental Property Investing, so I'm clueless on where to start without having any sort of down payment. I'm looking at a year off, partly because of that, and partly because I feel trapped in my lease at my current apartment. Made a couple of mistakes (in my opinion) when I moved out here, but I am eager to learn, and I got some leads on single family homes near my area from my local big bank banker, so that's a start. (big casino opening up in an already highly-desired suburb). From what I know now, my best bet would be an FHA loan for 3.5% down, owner-occupied multi-family house, and I would love to do that. I just feel like I need some start-up money.

Hello! My name is Keith Torsen. I'm very new to real estate investing, and had just signed up for Bigger Pockets. I'm currently reading the Book on Rental Property Investing, or rather listening to the audiobook, I should say. I'm fresh to Sacramento, and would like to start investing here and the surrounding areas within one year. So August of 2018 is my target date for my first deal, as I learn the markets and different neighborhoods. So greetings from a new member!
