We are closing on our first investment property on Friday. Thoughts on paying for an LLC to separate our personal liability?

@Shiloh Lundahl That's great to hear. If you can rewind to your first investment property purchase, that is where I am right now. A wife and new baby, you can't believe the amount of sleep I lose over this. Just want to be sure it's a wise investment moving forward. If I can get $700 per side, I'd be thrilled. 

Have you been able to find "solid" tenants in Coolidge (i.e. turnover is low, keep the place in good order, etc.). 

Also, thank you so much for your insights. I'm so grateful for BP to be able to connect w/ experienced investors like yourself.

@Shiloh Lundahl Thank you! Yes, the plan is to put new floors/paint in one of the units (~$3000). The other is already recently renovated so should be good. 

Have you explored/do you have any section 8 tenants?

Arizona investors, 

We are pending on a duplex in Coolidge, Arizona. Each unit is 2 bed/1 bath. Built in 1944. Sale price is $110k. 

Currently each unit rents for $500. However, there is a scarcity of supply. 

Section 8 in Pinal County currently grants $1026 for 2/1 units. This is before utilities - so, let’s say $800 to be safe. 

PITI is $570/month at 20% down.

Should I be this optimistic that I can get $700+/month per unit?

If your strategy is long-term buy and hold, how long do you prefer your tenant leases are (in a class C area)? And, why? 

A) Month-to-month 

B) 6-months

C) 1-year

Does anyone know of a mortgage lender/company that can require less than a 20% down payment on an investment property? 

I’d be happy to pay a higher interest rate at a lower down payment.
