Dear Arizona investors, 

There is a large supply of townhomes currently on the market. By first glance many cash flow $200+ per door and are turnkey (including HOA fees).

What are your thoughts on investing in townhomes in the Phoenix area? It seems that there are many available for rent.

@Joseph M'Mwirichia Thank you. This would be self-managed. We live about 45 minutes away. I'm concerned a bit about the area, definitely off the beaten path and class C.

I'm looking at a duplex for $170,000. Rent is $700/unit. My monthly cash flow would be ~$458 after utilities. Leveraged ROI is 16.2%. However, the CoC ROI ran in BP would only be 12.61%. Worth it?

I am new to the Phoenix real estate market and could use a realtor with experience investing to send some automated listings as they become available and their thoughts/recommendations. Looking to purchase something asap. Ideally a SFH, or duplex as I'm trying to avoid HOA with co-ops.

With the market at an all-time high what is the right play? Properties are overly priced. Would love some help as we want to get into an investment property ASAP

Thank you, Jacob. I appreciate the feedback. We are at a point we aren't sure what to do with our savings and would like to start investing in real estate to avoid the stock market and the volatility.
