We recently moved to Arizona and are looking to invest in either a duplex or single family home. Would love some help on getting started. 

Is it better to buy now, or wait until the market dips (at an all-time high in Arizona)? What are the best investments during such a high market?

@Caleb Brown Is it better to just get a home that will break-even, but appreciate much more, or hold our savings for the next downturn?

Thank you, Mitch. I appreciate your response. My realtor has 6 places down there and has never had his places vacant for more than 2 weeks. The place was remodeled in 2008 and built in 2002.

I am interested in a duplex in a bad area in Arizona - Eloy. Many of the residents are low-income. However, there is a monthly cash flow of $400. Each unit rents for $750 and the purchase price is $165k. What should we do? Has anyone had issues with low income areas?
