Hi BP -- 

I am a full-time employee and recently started investing in real estate on the side. 

I am considering getting a real estate license primarily to avoid commissions when I buy and sell future properties. But had a gfew questions to see if I can make some additional income w/ 1-3 deals/year as an REA? 

-- Would I need to join a broker and commit to a certain amount of deals/hours (it is my understanding they take a % of the commission)?  

    -- How many deals is realistic to do a year part-time as an REA (with limited marketing)?

      @Ethan Jacobsen Thank you! This makes sense. Obviously not ideal, but have you ever had tenants sign prior to seeing the unit? 

      The current tenant will vacate the unit on August 25. From there we are installing new floor. So want to rent out the apartment by August 29. Would you recommend waiting to sign a tenant until August 25?

      Hi BP -- 

      We recently acquired a duplex. We've already sent a 30-day vacate notice to one tenant as she is month-to-month and paying well below market value. 

      We are now planning to show the property to interested renters to move in after these 30 days. The current tenant has been unresponsive about a time/day that is convenient for her to allow showings. 

      In her lease agreement I only legally have to give her a 24-hour notice. If she doesn't respond, would you just show up, open the doors and start showing the place?

      Hi BP! 

      We closed today on our first rental property (duplex). I’ve already sent a 30-day vacate notice to a tenant paying way below market rent. 

      What tools have you found useful for accepting/managing applications? I’m only familiar with Zillow rent manager.

      Always looking to save. Has nothing to do with not being able to afford $70/month.

      I recently bought a property and want to send a 30-day notice to a tenant. 

      They pay rent the first of every month, but I would like to send the notice ASAP (July 24, for an August 24th move out). 

      How do I pro-rate the tenants monthly payment for August?

      I want to avoid using my home address on tenant applications, tax parcels, etc. 

      A PO box is ~$70/year. Does anyone know of any alternatives?
