Would you sign a lease agreement with a tenant in advance of the date of the current tenant moving out? Or, would you wait until they've actually moved out (to ensure there isn't a willfull holdover eviction)?

@Erica Larence-Penna Thank you!! I enlisted a title agency to help. Our escrow officer assured us that they will be able to handle everything, including digging up the deed.

I am completing a double close wholesale deal. 

My title company (escrow officer) is adamant that I have to describe in the contract with the current owner of the property the following: 

"Contract must close simultaneously with other contracts. All parties are aware that buyer is purchasing/selling as part of a double escrow." 

Is this necessary? Or do I just need to find a more investor friendly title company?

Is a single closing assignment legal? I spoke with my title company and they said it's "a grey line". I don't want to run into a legal issues. 

I am in the state of Arizona.

I am buying a home to which the seller doesn't have the title. They are able to access the deed. But, will I need the title to move forward? How might they obtain this?

Hi BP -- 

What interest rates are you seeing for your investment properties (not primary residence)? 

I recently locked in a 30-year conventional w/ 15-year balloon at 3.50% with 20% down in the state of Arizona.
