Arizona investors, 

We are pending on a duplex in Coolidge, Arizona. Each unit is 2 bed/1 bath. Built in 1944. Sale price is $110k. 

Currently each unit rents for $500. However, there is a scarcity of supply. 

Section 8 in Pinal County currently grants $1026 for 2/1 units. This is before utilities - so, let’s say $800 to be safe. 

PITI is $570/month at 20% down.

Should I be this optimistic that I can get $700+/month per unit?

@Keegan Darby I would say $699 is a reasonable price for a 2 bed 1 bath in Coolidge right now. You may even be able to get it up to $750 a unit. Are you planning on renovating the units at all?
