@Joshua Smith Thats is one way to build a buyers list. You'll get a lot of other wholesalers calling you and some buyers. It'll work, but prob not the best use of your time. Go to networking events, get on local FB pages, post ads on CL, look up cash transactions or flips and call the buyers / flippers. 

10 deals a month in Denver from bandit signs wont happen.. Trust me I've tried it. Lower price markets it happens for sure, but its a different game here.

@Mario Robert We've gotten deals in the past off them but its not worth the effort really and have stopped. The cities hate them here and will set you up, find you, and fine you. Its a revolving door of sign hangers too, they don't last long. Ultimately we've cut it out of our marketing budget.

Congrats on getting started so young, you're on the path to success! I'd recommend visiting each city and living where you like best. If you don't like where you live whats the point.. You'll be successful in any one of those cities as long as you put in the work.

@Casey Boerger Helocs are nice because you only pay on what you are using and then you can pay it down or off. The problem with them is that the rate adjusts and it’ll rise. Mine has gone up over 2 points in the past few years.

@Dave Vona GCs still take management.. you need a project manager or some type of boots on the ground to make sure things are going well and your plans for the project are being carried out with timelines, quality, budget etc.

@Kourtne Stancil Always looking for deals in Denver. Cheapest way for you is to start cold callling. Get a list, skip trace it, start dialing.

@Account Closed As long as you use the state contract that is designated for pre foreclosures and follow all the proper steps, you can wholesale them. If you find something worth putting UC, give me a call. Always looking for properties and have already spent the money on attorneys to ensure we do it right and can guide ya along.

Regardless of the mail house, its all about the list, mail piece, frequency, consistency, and quantity. It will work for agents and investors if you stay consistent and hit it hard.
