Yes. If the deal pencils out make sense, give it a go. Would recommend trying to buy with some equity and to hunt for a deal. If you don't feel like its a deal be patient and wait for the right one.

Step 1 is talking with the owner and seeing if he has interest in selling the property. Have you done this? 

If so, did find out the situation and what the owner is looking for on price/ terms? Lots of variables on this one, no one will be able to give you an idea of an enticing offer without much more details. 

Building is much more than $50/ sq ft in Denver.

@Don Nelson I have 3 investment property HELOCs from Westerra. Been a couple years since the last, but they were the best option when I last checked into it.

Focus on making money and dont worry about missing out. Houses are money pits and if you dont have the money to put out for a downpayment you certainly shouldn't be buying a fixer upper. 

Who knows, by the time you save up money in a year or two (if you work hard), properties could be much less and you will be glad you waited! Embrace grind mode and start earning.

Call some vacation rental management companies and I bet they could put you in touch with their clients w/ a bunch of vaca rentals or a CPA contact. Good luck!
