I live in Victorville as well and I used Allied online school. It was pretty good. It was very much at my own pace. I got a discounted tuition going through Keller Williams in hesperia. If you want to PM me I will give you the details.

These are some great tips. I am currently in the classes for the California license. I have been talking with KW and they seem to have a great foundation for associate support (to get you on your feet). In CA they won't let you take more than one of the 3 required courses in an 18 day window so I'm looking at a minimum of 54 days until I can finish those. Then it's about 6 weeks for the state to schedule your exam, and who knows how long before my application is processed. I want to get out of my current full-time job and into the industry that I have come to be obsessed with. I didn't feel it made sense to work in one and invest in the other. I think that if the right hand and left hand help each other I will accomplish more.

I was wondering myself if those were accurate. I have looked at a few and saw that the comps in a neighborhood were not very close to the tax assessments.

I have 2 properties that I have found and talked with an investor friendly Agent with. He gave me comp reports on both properties and now I don't know what to do with them. I'm sending each address on file a letter to get a gauge on their interest. The reports are very long and contain information I'm having difficulty deciphering. Such as what is actually relevant and what I can use when talking to the seller(s).

I use to live in Victorville off of Amythest and Bear Valley Road so i do know that area.   

If its in a nice area then go for it.    Get the particulars and post the scenerio here on BP and get some help on it.   I know people doing great with lease options.

I have started letting friends and family know about our interest in real estate investing. A friend saw our sign about buying houses for cash and asked if we wanted to buy their house. They said they were really upside down on it and I was really at a loss for what can happen in that scenario. I imagine for upside down would seller financing or lease option be the best way out for them? I don't believe there is any equity in the deal right now. What can I say to them?

I like it! I agree with @William Murrell and @Micki M. about having the "crappy" part being subtly funny! I think even people who you get to the site can appreciate that! Also, I have to say, GREAT look of the site. This thread has a LOT of great advice and I'll be using some of it myself! Good Luck!
