Although I would say the average rent in Adelanto is probably more around 700-800. Message me with your contact info and I can get you more specifics.

Adelanto is a good place to start. While the values are certainly rising there is plenty of opportunity to pick up property inexpensively. Less than $150k for sure.

What Karen said. If you're your own agent, yes. If you are just acting as an individual with an agent, no. But without a broker you can't be your own agent so I guess that's not an issue.

I moved from Phoenix to Victorville 3 years ago. There are improvements being made and this town is still growing. I know this area got hit pretty hard with the downturn, but it is recovering. This is a commuter town plain and simple. Most people who live here, live here for the inexpensive housing and travel the 45-95 mins to their work. There are a number of properties that are available with 2-3 houses on one lot for a good price. Do your DD and you'll see.

I work with investors and I keep a template of their contract in my zipforms. I just add the property info and the price. Everything is already filled out (their contingency requirements, escrow and seller requests) takes me about 10 mins per offer. Your Realtor should be able to do the same for you. Unless every offer you want to submit is very different. Then that might not be efficient.
