It's all business tenant.  It's office space mostly.  There is a day care tenant, and also a consignment store.  It's by the Vancouver mall.

I am buying my first commercial property.  I'd like to interview a few property managers in the Vancouver, WA area, where the property is located.   I want to see if it'll be easy to keep at 90% plus occupancy.  The numbers pan out for 90% occupancy.  This property has never had 100% occupancy.   I'm looking for recommendations for commercial property managers.  Thank you in advance for your help.

Hello, 

Tenant boyfriend broke a window a week ago, and we just found out about it this week.  No notice as given yet.

Last night at 1am, the boyfriend broke another window.  The police was called and a report was created.   We are giving her a notice of non compliance.  

Do I have grounds for eviction in the state of Oregon?  I would like her out if possible.  I inherited her.

Is the lease still effective?  When does the current lease expire?  You have to wait until the current lease expires to change any terms or remove tenant.  You can terminate the lease to remove tenant, after the lease expires.  You have to know Oregon Tenant Law, specifically Multnomah county law if the property is in Multnomah county.   (slightly different than Oregon tenant Law in regards to rent increase)  Get a copy of the lease as part of your due diligent.   Best of luck!

Hi Chris,  do you help other people manage their rehab projects too? This is something we can use some help with. Brrrr has been our strategy to accumulate rental properties in the Portland area.  We have been doing well.  We do both, flips or hold, depending on what makes more sense on that project.  We will be at the meet up on the 17th.  Hope to see you there to exchange notes.

Hello,

I'm taking over a 20 units apartment complex from a property manager that did not do his work.   I want to know the best way to handle current tenants.  I do have an onsite resident manager that helps with showing and collecting rent and maintenance request.  I just signed up with Buildium to have everything in one place so it's easier for me to manage.  A few questions as I am still learning best practices to manage from afar.

1.  Do I re - sign the lease with current tenants?  If yes, do I extend the lease end-date?  Or keep the original lease date?

2. Do I create a company to manage the units? The apartment is already under an LLC. I do have other single families that I manage as well. Maybe the new company can manage all of my rentals...

3.  Any tips/best practice for a successful take over and tips on creating a process to be most effective would be much appreciated.
