I just did the same thing for a small MHP in Altamont,  IL.  It was asking $275k.  6 offers total and we had to go in at $300k to win it.   I'm in my due diligence period now.

I just locked in a small 20 units mobile home park in Altamont,  IL.  I'm looking for a lender that does lending in that area and a good property manager.   If you know of someone, please direct me.

The page won't allow me to post phone number, but I have messaged you the phone number of the person that contacted me and got the lease terminated.  Anyone else want the number,  please send me a message.  Hope that helps other landlords get out of their lease agreement.

@Phil Nguyen,   definitely better when I take back control of my property.   Airbnb unit has been rented solid with longer term.  It is not as much as the rent with Loftium,  but I don't have to worry if I'm going to get paid.

I just told them that I want to end the lease agreement with them.  And they were ok with it and it took 2 minutes on the phone and after that they sent the paperwork over to sign and we were done.  Many other landlords were also successful in terminating the lease with them.

Hey Brian,   I was able to dis-solve the lease agreement with Loftium around April 5th.  I am now taking over the sub tenant and subtenant is running the Airbnb.  Let me know if you have specific questions.   Loftium did pass on the April subtenant rent to me.  My Airbnb is filled for May with one tenant renting out the whole month.  June is also rented with another tenant.  So far, I'm not making the full amount but almost enough to cover mortgage.   Rent is renegotiated with sub tenant for when their original lease is over, this will help me with covering my mortgage for the time being.  

Did you get April rent? At least the sub tenant portion?
