Tenant boyfriend broke the window

Hello, 

Tenant boyfriend broke a window a week ago, and we just found out about it this week.  No notice as given yet.

Last night at 1am, the boyfriend broke another window.  The police was called and a report was created.   We are giving her a notice of non compliance.  

Do I have grounds for eviction in the state of Oregon?  I would like her out if possible.  I inherited her.

What is the term of her lease, as a inherited tenant I would assume you should be somewhat into it.

Way easier to simply non renew.

For now you hold your tenant responsible for all damage repair costs. Get th erepairs done by a contractor and bill her.
