Hey Pat, same boat here.  They had asked me to apply for mortgage forbearance from the bank.  There's no way I can do that as it will impact my credibility to purchase in the future.  I sent them an email telling them that I cannot afford the rent reduction but I will waive late fees and will defer a portion of the rent and will work with them on payment plan for after all of this is over (same option I give my other tenants).  I have also suggested that they apply for the SBA disaster loan program so they can cover rent and payroll.  

I received an email today saying that April rent will be delayed, and they attached a document saying that no evictions allow and no late fee allow during this.  I need to follow up with them to find out when and how much money I'm getting for April rent.   I know the tenants are paying them rent, so they should at least give me that portion.   

I am not sure what they are going to do.

I'm looking for a recommendation for a good property manager for a duplex we just bought in Cleveland.   We have the resources to buy a few more rental properties but would like solid property manager in place before we go all in.

I am looking at a self storage in Houston Texas.  I am from Portland, OR.  I have a few questions for those familiar with Houston and commercial space.  

What is the average market cap in Houston for investment properties, specifically self storage? 

Is there any property manager that will take on self storage management that you can recommend and what is the going rate?

The self storage is located in the Northwest Far Submarket, is that a growing market?  The storage space is currently 50% vacant and the seller is saying that it has not been well managed or advertised.

Use Rentometer, Craigslist, Property managers.  Zillow also has a rent estimate on there on well.  Good luck!

I use faster permit to get through the planning and permitting process with the city.  They are very knowledgeable and fast.  Price is reasonable.   Sounds like a great plan.  Good luck!
