Thank you everyone!  She will remove the trampoline.   I am so glad I posted the question here.  I never thought of the trampoline as being a liability.  I did call my insurance and they said they don't insure homes with trampoline.. Thanks again for your inputs!  

Thank you all for your advice.  

The tree was dying that's why the branch fell off.  Tenant never said anything about the tree dying until it broke off and landed on the roof of the porch.  I had to send people out to cut it down and fix the roof.  It is a big trampoline with netting.   I wasn't aware that the trampoline existed until she told me about the damages.  She said that her son uses it for occupational therapy.  

I read over the our lease agreement and told her that our lease agreement stated tenant shall get renter insurance to cover personal belongings.  She hasn't pushed back yet.  I think she is ok now.

I never thought of not allowing trampoline.  I will draft up an addendum for her to sign.  But I am afraid she is going to use the medical excuse (occupational therapy).  What would you do then?  Ask for a doctor note?

Hello all,

A pine tree branch broke off and fell on the tenant trampoline in the back yard.  The tree belongs to the house.  It damaged the trampoline and the tenant is asking me to pay for a replacement.   I offered to pay for 1/2 of it.  I thought I was being nice by offering to help her with it.  She said it was my tree that damaged her trampoline and that I need to replace it.  Is this my responsibility?

Working on my first flip.  I'm having a general contractor doing all the work except for paint.  It's an extensive rehab project where we're replace all windows and interior doors.  We're putting new trims and baseboards.  My GC says the paint guy is supposed to caulk before he paints.  The paint guy says he doesn't caulk because the paint would crack up.  I'm not sure how to approach this.  I believe caulking is needed.  How would I go about this?  Is this normally part of a painter's job?  or is it the job of the windows'/trims' installer job?

Thank you all for your valuable inputs!  Tenant said her husband doesnt need to be added to lease agreement.   He won't be staying at the house.   Section 8 doesn't require him on the lease.   

I need to call section 8 tomtomorrow to find out more.

Currently section 8 pays 100% of rent.  We don't know what's going to happen to that until she talks to them on Monday.   Section 8 is requiring her to add her husband to the lease other wise her section 8 would be terminated since she is violating her lease agreement by having him live there.  Her husband is not employed at the moment so there is no additional income to consider.

Current situation, I rented a duplex out to a single mom with kids two months ago.  She's on section 8.  Section 8 pays 100% of the rent.  I received a letter from section 8 saying that she got married so she'll need to add her husband to the lease since he'll be staying with them at the duplex.  I took his application and ran it.  It has a long list of criminal history, from misdemeanor (battery, domestic, theft), to felony (stolen vehicle, drug...).  Some of which occurred last year.   

I'm not sure what do now.  I don't want to rent to him.  But at the same time, it's expensive to ask them to move and look for a new tenant.  Also, is it legal to deny the person base on criminal history? 

Thoughts?  Comments?
