Hey Kevin.  I'm in OC and what I do is try and rub elbows with as many realtors as possible by going to events, realtor broker preview meetings, offer to work open houses to support realtors, bring goodies/helpful gifts to their broker previews, open houses, etc.  Sometimes, it pays to go out in the worst rainy weather and bring an umbrella to them with a tag on it saying "we make it rain for you", and all your contact info on it.  There are many clever inexpensive realtor gifts/trinkets you can find on the internet for cheap.  Just put yourself out there, become "popular" so to speak, and friendships and bonds will eventually form,and you will get referrals.  It takes a lot of time, sometimes years though, but the strong never quit ans eventually, if you don't give up, you will get fruit.  Just my 2 cents.....

@Brandon Heimsoth @Jenna Goldstein  True, but the lenders want to see that the money will be continued.  Now if you were on permanent disability, SSI, or retirement (pension or similar), that's is usually for life, so that would be allowable and acceptable.

 Underwriters  only count liquid income that is verified to continue for at least 3 years into the future. Anything like SNAP, food stamps, or anything like that is not allowable income.

My friend bought this home as a long distance rental and decided not to fix it up and rent it after all.  Needs estimated $28k of work as per my mutual contractor.  California owner and home is located in Sandusky, Ohio. Home is currently vacant. Estimated rents taken from Rent-o-Meter. $35,000 OBO. Pretty sweet deal for someone who wants to fix and rent or even fix and flip.

@Emiel Barbosa Hi Emiel. I started going to local REIA meetings here in California, where I met some people who recommended Cleveland (becuase CA is way out of my price range). Then I started my research on Cleveland, went there, and met with as many people as I possibly could. Then built a small team built on trust. Then started buying a few homes there. I made mistakes, believe me. But now things are better.....
