I agree with Nick. And I would also add that it depends on the market. All real estate is local so if a particular market is investor heavy, agents are going to see a lot of different approaches. And those agents, if they're any good, will ask the appropriate questions of the buyer.

On the other hand, if agents are holding out for a higher price, maybe they priced it low enough to get competing offers.

My philosophy, that I tell sellers is: Its not where they start. Its where we end up." I write low offers, if the market allows.

The market always knows!!!
