Hi Tyler~~

I am by no way an expert and the bp'ers who have commented are exactly correct...they have outlined great questions/scenerios for you to consider.

I invest in Phx right now. 2 SFRs. As with any market, there are differences within neighborhoods, zip codes, streets, etc. If you're set on Phx, I would highly recommend working with an experienced investor/agent. There are some here on BP, that I'm sure would be happy to assist you.

Most of the lenders I've talked to in Phx won't do mortgages less than 75K....atleast that's all I've seen so far...

Good luck with your decision. Definitely do a lot of due diligence!!!

I also have an out-of-state PM. Rent checks are deposited first and IF any repairs are needed, they come out of that account. But only after we discuss the repairs.

I would have a "healthy" dose of skepticism if I were you...

Unless you got a broker's license, then, yes, you will have to "hang" your license somewhere.
