Correct me if I'm wrong but the fundamental flaw with the First Look program(or any similar program) is the banks want the end buyer to be the OO but THEY CAN'T QUALIFY on the banks terms.

Enter: Investors.

Am I wrong in my thinking?

Jeff,

I'll admit it. As an agent, I have been quilty of this in the past. It wasn't because I was lazy but because I couldn't answer the questions proficiently.

As with any relationship, if both parties can communicate their needs and wants effectively,then everyone can win.

But then again, I also know a lot of "lazy" agents. Just remember: the agent that does a lot of volume isn't necessarily the "best" agent. Don't be afraid to ask questions.

That's exactly where I plan to look! I just meant greater Phx...like north Phx, Scottsdale, etc.

The most important criteria for us is class size...the smaller the better. So if any of your friends have had this in a school, I would love to know which one it is.

This is way off topic but hey, you never know until you ask, right???!!!

I am trying to research schools in AZ, specifically, the greater Phoenix area. I've been all over the internet, found some things but really need a concrete website that lists the charter and private schools in that area.

I have specific needs for my kids so I'm hoping someone can help me fine tune this search.

I'm curious to see the replies on this.

Last one I did, the atty called the clerk's office to make sure it got recorded before the buyer could buy.

What county..Erie?

Pros: deal done effeciently. Less parties involved.

Cons: Buyers remorse. Sellers remorse.

My point was as a dual agent, you CANNOT perform your fiduciary duties, according to the by-laws, WITHOUT all parties knowing what part they are giving up.

Hi Mike.

I walked away from a wholesaler's deal because a)the price was too high, b)they wanted a higher than avg int. rate and c)wanted 25% down. I tried to negotiate some of the terms...they wouldn't budge. I walked and left it for another investor who didn't know their numbers.

Yes, are some buyers unrealistic? Sure. Do you want it sold??
