Is this a case of investors making silly lowball offers that do waste everyone's time OR is it a case of agents hoping to get a better price than a property may actually be worth?

I feel there is a very fine line.

The investor needs to make offers based on his strategy, the #'s they're trying to achieve with their exit strategy in mind.

I have had conversations with Realtors that have had bad experiences with 'low ball offer' investors and after poking around, found out they were newb wholesalers who didn't have a clue. Yes, they were wasting everyone's time because even if an offer was accepted, they wouldn't know how to re-sell it.

However, Realtors like that mentioned probably isn't aware of how to basically vet their investor client. Make sure the investor knows what and how they're doing. Funds available? where from? etc....

Realtors & Investors will never see eye to eye as a whole but the few that do get along, will typically be doing much better than the rest of them.
