Also, as far as my stategy and goals:

right now, its buy and hold. Our rentals are doing good and generating good cash flow. Would like more buy/hold for the next 12 months or so.

After that, get RE license, perhaps subject 2's and/or flips.

Would like to reside in the Pinnacle high school district. 4 bedrooms min; must have pool(it gets HOT in AZ!!!)

I've seen that language too. BofA and WF, in my opinion, are the hardest to deal with. Especially with short sales. Too many headaches.
