As a "solo" lender (I like that term) I would say your biggest concern would be that the lender might not have the funds when you need them. My clients let me know when they have a deal. If I have the money I'll tell them and hold it for them. If I don't I'll let them know so they can move on. Always give the lender a heads up.

Whether you need an attorney or not may be questioned but definitely put your agreement in writing. If this is your first attempt at using OPM for the down payment or loan use an attorney.

@Ben Schofield Suggest reading "Real Estate Note Investing" by Dave Van Horn. There is probably more information that needed to get started but Dave goes into every aspect of note investing there is. A little extra knowledge can't hurt.

@Natalie Allen When I see this price range for a property my red flag system says screen your renter carefully, very carefully. It is good that you have $3000 because I am sure you will need it. If you can hold back try to get rid of debt and save more. Not saying it won't work but tread cautiously.

Agree with @Rachel Fazio. Schedule a trip here and go to one of the REI meetings or meet ups. There are plenty of friendly people who will show you around.
