@Jay Hinrichs Title Companies will not provide a form. It is considered as giving legal advise. Any other sources

Can any one point me to a form for a Deed in Lieu of Foreclosure?

@Lana Friedland I have not but I am suspicious of using such a document. The mortgage should be recorded. The note not. If there should be some agreed change to the note the entire document would have to be revised and recorded. I would guess that about 25% of the time my notes are changed after a few months seasoning.

I had a job that I loved. I dabbled in real estate.

I retired from that job. My new job is "retired". I still dabble in real estate.

Find a job you love and have a hobby in which to dabble. Maybe that job is real estate and your hobby is repairing bicycles. Maybe you really love repairing bicycles and you are interested in real estate. My point is make your main income something you love to do. Make your hobby something you have an interest in. 

Hope this doesn't sound too much like babble.

Not saying this approach is legal but it is an honest approach. I go to meetup's etc and when talking with unknown people the question invariably will be asked my interest in real estate. I simply tell them I am a private lender. If they show an interest I suggest they bring me a deal and we can look at it. I'll ask around and try to find some one who has dealt with them. If the reputation is good and the bring me a deal that is reasonable I'll lend lend them the money. People to whom I have lent money then become friends. So it is a sort of chicken and egg thing. I do not have a separate company set up but do lend directly from my personal accounts. I do have one LLC set up but only because it is using money from my IRA.

I never act as a broker by investing with other people's money. I never lend to home owners.
