I have foreclosed on a property with 3 buildings each with 4 studio units. I have rehabbed and have all units rented. I intend to sell after a few months. How do I determine the value of the property?

There is nothing illegal about using a HM lender for repairs on real property.

I am a PML in the Hot Springs AR area. Even if you are not in a hurry and paid for all that you have listed I would not be agree to numbers 9 and 13. I am sorry you have had problems from PML's. Suggest as you did the best way to find us is to network in the geographical area for which you need the loan. Check with members for a PML recommendation.

I did a little searching and could not come up with any trust deed that made sense. I wrote my own Note but asked the Escrow to provide the Trust Deed. This they did. It was 13 pages. However they want me to sign and notarize it. I cannot see why I should need to sign it but said OK. I planned to take it to the local bank where I get my documents notarized. No No the escrow officer said. It must be an approved notary. .WTF!. A approved notary will come to my house for me to sign and they provide the acknowledgment. Anybody know what an "approved notary" is?

I am a private money lender in Arkansas. As such I use my own Mortgage and Note. I will be making one loan in California. They use a Deed of Trust in lieu of a Mortgage. I would like to modify my documents and have it reviewed by a CA attorney rather than just have an attorney draw it up. Can anyone point me to an example of such documents or provide the proper terms for the lender, borrower and title company?
