@Paul Gilo No reason for you not to do the loan if he does not live there and is planning on it as an investment. Can he live in his other property? Otherwise agree with the others and suggest using a loan broker.

I'm a private lender and do not JV. There is an active real estate investor group in Little Rock you might want to connect with. I think they are the Central Arkansas Real Estate Investors but don't quote me.
