I use tenant cloud and its only like $15 per month. It allows tenants to sign leases remotely and have access to them on their portal. It also allows them to submit maintenance requests, and for me to keep record of all expenses including scanning in receipts, and tenant screenings. I think that's a pretty fair price for all of the tools that it has. The end of the year is pretty easy as well, I literally just print a report and send to my CPA.

Absolutely not. Way too many red flags.

@Ronald Rohde we are just starting our Journey of getting into Commercial Real Estate we don't own any yet. We are looking into Storage Unit Investing.

I totally agree with the other comments. I wouldn't do a 3 year lease unless its stated in the lease that there will be rent increases every year, inspections, and so forth. If you even considered a 3 year lease, I would make sure that you vet the heck out of them. 

I always do a year lease at first to make sure the tenant is even a good tenant. If they are, I don't see an issue with an extended lease after that first year of figuring them out.

I would be interested to know what your lease says. But if it were me and I had to have the utilities in my name, I would put that if the bill goes over a certain dollar amount, they are responsible for the rest.

What about those owners who don’t? Just try to invest in good cameras? What do you do for the tenants who’s stuff gets stolen?

In my experience when the tenant starts avoiding you it’s over with. They can catch up but in my opinion now they know how far they can push. 
I know it’s never comfortable to evict, but it’s not realistic for this to be the new “norm” with this tenant. You are asking for a lot of long term problems.
