If the numbers make sense and you have an exit plan in place then by all means, don’t let fear hold you back. 
Just make sure you still have your reserves and are comfortable with the risk that you are taking. 10 years from now, I highly doubt you’ll be sorry. 

@Michael Conte our market is a lower income market. Average rent in our for a 3bd/2bth house is $875-950.Houses are proportionally cheaper (although that is quickly changing in this current market). 

I would agree that seems like a lot. I know people in my market wouldn’t be able to afford that at all. I would see what your market can bare.

We require deposit and first months rent before keys are even given.

This is certainly something I will look into. We don’t require renters insurance right now, but we will highly consider changing that with the responses given. 

Anyone have any Short Term Rentals in or around the Warner Robins area?
