You can change it as long as you have made no commitment or contract from my understanding!

Hello all! My husband and I have been starting our research on Storage Unit investing and have pondered the idea of building straight out using an SBA loan. Does anyone have any wisdom on the subject? Obviously the low downpayment is intriguing but what concerns me is the fact that you have to personally guarantee the loan which to me yells tons of liability! Any wisdom would be greatly appreciated!!!

I had enough money to pay closing costs on a 55k USDA loan. Not much at all. I was sweating bullets a week before closing, fresh out of college, newly married. We just sold this home a few weeks ago. It didn't make us rich, but 6X Return on Investment with just the closing proceeds, not to include the cash flow for years. On to something with better appreciation.

Honestly, you are better off just putting that money aside in another account for maintenance and cap x. More control over the repairs, whos fixing the items and how quickly it gets done.

I sadly just got burned with a tenant with this. At first, I allowed two dogs, she ended up getting two more cats without my permission, and letting the animals pee and poop everywhere. I charged her a non refundable pet deposit for the two dogs and a regular deposit. It wasn't near enough to cover the expense of replacing floors. If you do decide to allow pets, I would write in the lease you will have regular inspections (maybe once a quarter), and the pet deposit for me would have to be hefty. 

If it rents just fine without a pet policy, I say save yourself the headache.
