My husband and I entered the real estate investment group by doing fix in flips. It’s a low barrier to entry and a great way to get in the game. We would buy with a low down payment loan product, and then either keep as a rental after a year or sell after 2. 
It helped us get started with low risk and we were able to figure out how to be a landlord!

Definitely the market that the property is in would be #1. Are there good schools? Low crime rates? Low unemployment? Job growth?  Is it in an appreciating market? The icing on the cake would be how much it cash flows.

To me, gut Reno means everything on the inside completely redone. This could or could not mean all electrical/plumbing redone.

It depends on what your strategy is. If you’re buy and hold and the numbers make sense then why wouldn’t you? It doesn’t matter what the current market is right now, it really matters what you think it will be in the future.

I use Tenant Cloud. It has been great in giving my tenants access to their leases, sending them monthly invoices, and they can also put in Maintenance Requests. There is also a nice accounting feature making year end a lot less stressful.
