I would definitely need more info given about the market and how much the projected revenue and expenses would be for each deal. 
I think it really depends on your strategy and long term goals. Like for example do you like the longer-term tenants or are you able to manage a short term? I would look at the cash on cash return, cap rates, and look at which area has been appreciating better.

Can anyone tell me how they prevent theft? What is keeping people from jumping the fence and cutting the locks to the units?

@Bruce Woodruff everyone's situation is different, but when first starting out, it is good to be able to use your commission checks to build reserves. Especially when you are buying aggressively and building from the ground up. Some markets allow for seller concessions but in the market we are experiencing right now, that is extremely hard to get.

Agreed! Buying them window units is the most ethical thing to do. It also gives you the opportunity to have those in case something like this happens again!

@Taylor L. yes, I am interested in learning about purchasing an undermanaged facility and adding technology to increase efficiency and allow for remote management. If anyone has done this, I would love to know what technology they use, and about how long the process took.

Hey John, I think it all depends on how aggressively you are going to be purchasing. If you plan to go all in purchasing a lot of properties, I think that it is definitely not a bad idea. Just keep in mind that Realtors have some monthly costs. You can always make your license inactive once you've purchased all of the properties that you want to hold. I am currently an agent for EXP Realty and this brokerage is a cloud based brokerage that allows you to work remotely on your own accord. Let me know if you want more information! It is great that you are thinking of these things so young! You will go far!

Welcome @Elijah Drew!!! 
My husband and I entered the real estate investment group by doing fix in flips. It’s a low barrier to entry and a great way to get in the game. We would buy with a low down payment loan product, and then either keep as a rental after a year or sell after 2. 
It helped us get started with low risk and we were able to figure out how to be a landlord!
