Driving for dollars success!

Investment Info:

Single-family residence fix & flip investment in Toms River.

Purchase price: $195,000
Cash invested: $35,000
Sale price: $325,000

I found this flip by driving for dollars with my partner there was a house in the neighborhood with missing siding, broken up driveway, etc.

How did you find this deal and how did you negotiate it?

After driving for dollars, we skip traced the homeowner but she wasn’t interested in selling. She was just curious to hear what number we had to offer. We met with her & made an offer the next day we had a contract & closed in 3 weeks.

How did you finance this deal?

Hard money

What was the outcome?

As we were doing the construction, we were calling agents with properties under contract in the area to try to figure out more about what we can get it listed for and we ran across an agent with a buyer and sold it to his buyer off the market! Purchase & sale off the market while construction was Only 2 months due to this it was a win-win situation for us all.
