Hey Edward, I’ve been paying attention to Baltimore’s development news over the past few years and I think there’s actually a lot of promising things going on - several new apartment buildings popped up in recent years, Top Golf coming in near M&T bank stadium, money going into improving the old indoor markets like Lexington Market, Port Covington finally being built, the possibility of Royal Farms arena being re-developed, etc. While there certainly is some risk with Baltimore I definitely see things continuing to improve

@Jonathan Ng hey Jonathan, you could look into finding a private lender or hard money lender but odds are the terms will be worse than a conventional loan, so you're probably better off focusing on acquiring these initial properties with conventional (or possibly FHA) financing and worry about more creative financing once you've hit the limit on conventional financing. You can also refinance in the future to try to consolidate some of the individual mortgages once you've hit the conventional limit.

@Justin Lehoskay hey Justin, are you planning on buying a house to flip or rent out (or some other strategy)?

I’d recommend working with an agent and a lender who both invest in real estate themselves as they’ll have a better idea what you’re looking to do and how to help and should be able to easily guide you through your first purchase.

@Robert Taylor your loan officer is correct. Most conventional lenders follow Fannie Mae/Freddie Mac guidelines and Freddie currently allows for min 20% down payment as an owner occupant on a 4 unit property.

If you want to put less down you’ll likely need to find a private lender, portfolio lender willing to carry the note, or convince the seller to do seller financing.
