I personally found properties initially with tenants so I had time to learn how easy or hard it was to find tenants. It's a risk that you might have vacancy early on without the money to pay for it.

In my opinion, it sounds like a great starter deal and as @Mitch Messer has mentioned, get an inspection done and maybe you'll find ways to bargain alittle on the price. Good luck, keep us posted.
