50% of the house for sale! What's there for an investor?

Hello BP!

I saw a very strange SFH listing today. A seller owns this house together with his family member and wants to sell his share (50%) without occupancy rights. The sale price equals to the unpaid mortgage amount. Once the sale is complete the remaining owner will live in the house free and clear while the buyer will "own" a half of this house while not being able to do anything with his share except for selling it.

I see how this transaction would benefit the remaining owner but it makes no sense for the buyer.  But maybe I am missing something. So what is that I am missing? Why would anyone do this transaction?

@Nick B. Someone at BiggerPockets needs to track the deal and after it closes have the seller's agent and the buyer on the Podcast.  There's got to be some kind of interesting story there, I know I'd listen...
