Craigslist works best for selling houses, or building your buyers list. If you're going to use craigslist to find sellers / deals, you're better off contacting landlords and FSBO's about their house.

If it's a rental, say something like, "Hi, I saw your rental on Craigslist. You wouldn't have any interest in selling it, would you?"

If it's a FSBO, say, "Hi, I saw your house on craigslist. Is your price negotiable?"

To contact these people, you can use text (google voice), direct to voice mail (slydial), and / or email (mix it up).

I would sell it as quickly as possible and move on to the next deal. Taking even a $10,000 loss to sell it quickly and pay your private investors off would be worth it to get this albatross off your back. Lick your wounds and move on - as quickly as possible.

It all sounds great - but I don't think it will work. Too much work and hassle to manage. Best way to find good contractors in your area? Ask. Ask other investors in your area and in your REIA. (And I've had great success with Angie's List in the past!)

If you new in the business, it's always a good idea to start with Wholesaling. There's very little risk, if any. And you can make very good money at it. If you find that you're good at finding deals, then maybe you can start rehabbing. There is never a bad time in the market to start Wholesaling. There will always be people buying properties. Just find out who they are and what they're buying them for, and then make offers for $10,000 less. And one final thing, direct marketing to sellers usually works better & is easier than finding deals on the MLS.

I'm not familiar with real estate law in Ontario. But if it's a big deal, why don't you just go ahead and get your license? If you don't want to, then just double close on the deals. That way you actually take title before you resell the house. The same questions come up all the time here in the USA. And the answer all depends on who you ask. You need to get a second and third opinion. Talk to some of the other wholesalers there, and find out if they have any attorney recommendations. Just keep in mind that when you stand in front of a real estate commission that is made up of realtors, what do you think they'll say? That's why sometimes I say, if you can't beat them, join them. Is it really worth the fight? Just get your realtor's license. There's a lot of benefits to having it. And I think the benefits outweigh the costs.

Yes, I am referring to selling the contract to a tenant-buyer.

(However, if the numbers are good and you do a sandwich lease option on the deal, you might consider wholesaling the deal to an investor.)

To get county records, I can get them for free online in my county. If you can't get online in your county, go to RealQuest.com or some other similar site.
