wholesaling Lease Options (Cooperative/Link Options) in NY

I'm just getting started with wholesaling lease options in NY specifically Queens, but have had trouble getting in touch with sellers. I've tried calling Craigslist ads but I'm only getting in touch with realtors, this is a problem because from what I understand, when wholesaling lease options it's difficult to compensate the realtor.

Can anyone share how they have successfully contacted sellers?
