Welcome to BP Jacob, I was an Air Force Officer until last summer when I decided to get out so I could pursue real estate investing and some other opportunities. What is your AFSC? Don't worry Meg, math is not my thing either, and you do not need to be able to do the calculations yourself, but you need to understand them, know what they are telling you, and be able to apply them. Good luck and let us know how we can help!

Meg, if you do not know how to figure out the return, you are not ready to purchase a property. I am not trying to be negative, just realistic. Take some additional time to learn how to calculate the numbers you need to make informed investments. Take some time to read about the 50% rule, that will help you understand the expenses associated with owning a property for the long term (and you will see why you need reserves).

Also, there are some great tools in the fileplace that can help you run analysis on potential properties, just make sure you understand what those tools are actually doing for you. When in doubt, post the possible deal in the deal analysis forum here on BP and see what kind of feedback members have for you.

Welcome to BP Tara! As Karen mentioned, I served as well and just got out of the Air Force last summer (I was a Munitions and Aircraft Maintenance Officer). If you are having trouble finding something here on BP just ask, someone will lend a hand.
