I believe she is referring to "on frame" vs. "off frame" modular homes. On frame is essentially a lot like a manufactured home from a foundation perspective.

@Stefan Folkert - in my experience modular homes are just as expensive, if not more expensive than stick built homes. They have come a long way, but most of the time you can still pick out which homes are modular vs. stick built.

Don’t get me wrong, they are built just as well (if not better) - but don’t fool yourself into thinking that you are saving any money.

@Mark Sewell - I do this. We have six Airbnb’s on our farm. On another property I own we rent an old barn to a contractor. There is a lot of money to be made with a farm/land if you are creative.

The "secret" is out on Fayetteville. Its getting a lot harder to find good deals. That said, even average deals in Fayetteville cash flow better that many areas in the US. Additionally, the region is insulated by the economic security that Fort Bragg provides.

Here is my opinion - its not so much about the septic system itself. It's more to do with the municipality that you live in. Some (like ours in NC) only requires a permit at installation. No yearly inspections or inspections at resale. Additionally, we have sandy soils that are very good for septic systems.

If you are in an area that is highly regulated, or has poor soils that require engineered systems, I would shy away.

I can get a brand new septic system installed for about $4k. In other areas that same system would run $8 - 15k.
