A Mini-Split sounds like the appropriate solution. If you are looking to go cheap - why not replace the window unit with one that does both heat and AC?

1% rule with good schools? I'm not knocking the importance of school ratings, but that is not something that I place a high value on when evaluating a cash flow deal. There is a shortage of affordable housing in America. Unfortunately, most affordable housing is not located in average or better school districts.

@Nicholas Mitrano - it’s certainly not meant to be “negative energy” - there are tons on posts about Fayetteville - doing your first deal - and investing out of state on BP. Most everyone on BP that is active in Fayetteville has responded to the tons of previous threads. There are also a number of recommendations on those threads about who to reach out to.

For RE investors that are active it’s a pretty small group and pretty much everyone knows each other......

Illegal? Really? Your argument makes no sense because you would need to share the report with them if you actually intended to use it as a way to negotiate. Sounds like you are TRYING to find a way to take advantage of a mistake/bad decision on the inspectors part.

Instead of a common ground, you'll be running all the grounds thru one GFCI which increases the load on the ground line and affects the load-sense of the GFCI I think.

@Benjamin Beyer - there is a safe (code compliant) and inexpensive way to address this by adding one GFCI outlet to each run of outlets and converting the remaining outlets from two to three prong. Talk with a licensed electrician.
